What you can expect from Kompound, what we expect from you, and — just as important — the things this platform deliberately does not do.

A note on this document. These terms describe how Kompound really works today, in plain language. Nothing here is legal advice; for your own situation, please consult a lawyer.

1. What this platform is

Kompound is an online marketplace where property owners, sellers, landlords, agents and agencies publish listings, and where people looking for property can search those listings, contact the person behind them, and book viewings.

That is the whole of our role. We are not an estate agent, a broker, a landlord, a valuer, a conveyancer or a legal adviser, and we do not act for either side of any deal you go on to make. Every agreement about a property — a sale, a tenancy, a deposit, a commission — is between you and the other person, not between you and us.

By creating an account or using the platform you accept these terms. If you do not accept them, please do not use the platform.

2. Your account

You must be at least 18 years old to hold an account. The details you give us — your name, email address, phone number and, where relevant, your business and licence details — must be true and kept up to date.

Keep your password to yourself. You are responsible for what happens under your account, so tell us straight away if you think someone else has access to it.

Some account types are asked to verify their identity before certain features open up. Where we ask for documents, we review them to decide whether to grant verification — not to advise you on them or to confirm that they are genuine beyond that review.

3. Listings, accuracy and who is responsible

Listings are written and supplied by users, not by us. The price, description, photographs, location, size, condition, availability and ownership claimed in a listing are the responsibility of whoever published it. If you publish a listing, you confirm you are entitled to advertise that property and that what you have written about it is accurate.

We run automated checks on listings — among them repeated use of the same phone number across accounts, photographs that have already appeared elsewhere on the platform, and prices that sit far outside the normal range for that property type and region. Listings published by agencies also pass an administrator review before they go live, and submissions are risk-scored so the least complete or most unusual ones get the closest look.

Those checks are screening, not verification. We do not warrant that any listing is accurate, current, lawful, or that the property exists or is available. Please inspect a property in person, confirm title and ownership independently, and take your own legal advice before you pay anyone anything.

We may edit, hide, or remove a listing, and may decline to publish one, where we believe it breaches these terms or the law.

4. What a verified agent badge means — and what it does not

Where an agent displays a verification badge, it means our team reviewed a Real Estate Agency Council (REAC) licence for that account before granting the badge, and that the badge is tied to the expiry date on that licence. We re-check those expiry dates daily and remove the badge automatically once the date passes.

A badge is not an endorsement, a recommendation, or a guarantee. It does not mean we vouch for the agent’s conduct, competence, honesty, or for any particular listing they publish. We check the expiry date we hold; we do not monitor the REAC register for licences withdrawn or suspended part-way through their term, and we cannot tell you that an agent remains in good standing with their regulator.

A REAC licence is not required to hold an agent account on this platform. Accounts without a reviewed licence simply carry no badge. The absence of a badge tells you a licence has not been verified with us — it does not tell you the person is unlicensed, and the presence of one does not make them our agent.

If checking an agent’s standing matters to your decision, verify it yourself with the Real Estate Agency Council directly.

5. We take no part in payments, deposits or escrow

We do not handle money for property transactions. We do not process rent, purchase prices, deposits, advances, agency commissions or fees between users; we do not hold funds in escrow or in trust; and we do not act as a payment agent, a stakeholder, or a guarantor for anyone.

Any money you pay in connection with a property is paid by you, directly to the other party, on terms you agreed with them and at your own risk. We are not liable for it, we cannot recover it, and we cannot reverse it.

Be sceptical of anyone who asks you to pay before you have seen a property, who wants payment to an account that does not match the name you were given, or who claims to be paying us on your behalf. If it happens on the platform, please report it to us.

6. Rent, advances and Ghanaian law

Rental terms are set by landlords and tenants between themselves. We neither set nor negotiate them, and a figure appearing in a listing is not our approval of it.

Ghana’s Rent Act 1963 (Act 220), as amended, limits rent paid in advance — and the limit depends on your tenancy. For a tenancy longer than six months it is six months’ rent; for a monthly or shorter tenancy it is one month’s rent; and on renewal it is three months’ rent. Demanding or receiving more than the limit that applies to your tenancy is a criminal offence. Nothing on this platform — no listing, no field, no figure a user has typed — authorises an advance beyond it or makes an unlawful demand lawful.

Those figures are a summary, not a complete statement of the law, and the one that applies to you turns on the tenancy you are entering. Six months is the ceiling for the longest tenancies — it is not a general-purpose allowance, and for a monthly tenancy it is five months too high.

If you are asked for an advance longer than the law permits for your tenancy, you are not obliged to pay it. Please report the listing to us, and consider raising it with the Rent Control Department.

You are responsible for complying with Ghanaian law when you list, let, sell or rent a property — including rent control, land and title requirements, tax, and any licensing that applies to your business.

7. How you may use the platform

Please do not:

  • publish a property you have no right to advertise, or a listing you know to be inaccurate, duplicated or already gone
  • impersonate someone else, claim a licence or credential you do not hold, or run more than one account to get around a restriction
  • harvest other users’ contact details, scrape listings in bulk, or use the platform to send unsolicited marketing
  • post anything unlawful, abusive, discriminatory or fraudulent, or use the platform to defraud another user
  • interfere with the platform’s operation or security, or try to reach data or areas you have not been given access to

You keep ownership of the listings, photographs and other content you upload. By posting it, you give us permission to host, display and distribute it on the platform and in material promoting the listing, for as long as it is published.

8. Verification expiry, suspension and closing an account

Verification does not last forever. Where a badge depends on a credential with an expiry date, we warn you before it lapses and remove the badge once it does. Depending on your account type, a lapsed credential can also suspend the features that depended on it, including the ability to keep listings live, until you renew.

We may suspend or close an account, remove content, or withdraw verification where we reasonably believe these terms or the law have been broken, where a listing or account is fraudulent, or where doing so is necessary to protect other users.

You can stop using the platform and ask us to close your account at any time. Some records are kept after closure where we are required to keep them, or need them to resolve a dispute.

9. Disclaimers and limits on our liability

The platform is provided as it is. We work to keep it available, accurate and secure, but we do not promise it will be uninterrupted or error-free, and features may change.

To the fullest extent the law allows, we are not liable for loss arising from a listing’s inaccuracy, from the conduct of another user, from a transaction you enter into, or from money you pay to anyone. Nothing in these terms limits liability that cannot lawfully be limited — including for fraud, or for death or personal injury caused by negligence.

10. Changes to these terms, and governing law

We may update these terms as the platform changes or as the law requires. The revision date at the top of this page always tells you when the current version took effect, and continuing to use the platform after a change means you accept the updated terms.

These terms are governed by the laws of the Republic of Ghana, and the courts of Ghana have jurisdiction over any dispute arising from them.
